Roofing Company in Florida

Florida Roof Repair Pros works on roofs across the state from one office in Orlando: tile, shingle, metal and flat. The work starts by finding where water actually gets in, because the stain on a ceiling is rarely under the opening. From there it is a written scope, a permit through the office that covers your address, and a repair or replacement built to the Florida Building Code. Call (407) 557-4529.

What You Can Check Before You Hire a Florida Roofer

Ask for these six things and you will learn more than any slogan tells you. Each one is something you can hold, read or look up yourself, and each one costs a roofer nothing to provide.

  • A written scope, not a price

Materials, quantities, labor, deck work and disposal as separate lines, so two estimates can be compared for the same job.

  • Dated photographs

Of the damage, the entry point and anything found under the covering, taken during the visit rather than after the repair.

  • The permit office for your address

Roofing work in Florida is permitted locally, and which office that is depends on your city or county. It should be named in writing.

  • Product approval numbers

Roof coverings and their components are approved products in Florida, and the approval includes the fastening pattern.

  • The water path, explained

Where it entered, which way it travelled and where it showed up inside, in terms you can check on the roof yourself.

  • Repair first, replacement if the evidence says so

A roof that needs a flashing renewal should not be sold a replacement, and a roof at the end of its underlayment life should not be sold another patch.

  • The 25% answer for your roof

Whether your roof can be repaired in sections depends on the code it was built to, not on the size of the damage alone.

  • One phone number and one address

The same on every page and every document. Ours is (407) 557-4529 and 4720 Millenia Blvd, Suite 175, Orlando, FL 32839.

About us

One Office in Orlando, Working Across Florida

Florida Roof Repair Pros is a roofing company based at 4720 Millenia Blvd, Suite 175, Orlando, FL 32839. Call (407) 557-4529 about a roof leak, storm damage, a planned replacement or an inspection. That address is the only office we operate, and it is the same on every page of this site.

Most Florida roofing sites begin with a claim about how long they have been trading, how many roofs they have completed or how they are rated by customers. This one does not, because none of those facts were supplied to us and we will not invent them. What follows instead is a description of how the work is done, which you can hold us to on the phone and check on your own roof.

  • Diagnosis before repair: the entry point is found before anything is sealed.
  • Written scopes with materials, quantities and labor as separate lines.
  • Dated photographs of the damage, the entry point and everything covered up.
  • The permit office for your address named in writing, because permitting is local in Florida.
  • Product approval numbers for coverings and components, provided on request.
  • One office, in Orlando, and one phone number, (407) 557-4529.

3

Written scope

Materials, quantities, labor and the permit position, with what is being left alone stated as clearly as what is being replaced.

4

Permit and build

The local building department is engaged, the work is inspected at the stages it requires, and the covering closes over inspected work.

5

Hand over the record

Dated photographs, approval numbers, permit details and a written note of what was done and what to watch.

Questions Florida Homeowners Ask Before Roof Work

Call (407) 557-4529 and describe what you are seeing.

(407) 557-4529
+ Which parts of Florida do you cover?
The whole state, organised into five regions: Central Florida (Orlando, Kissimmee, Sanford, Winter Park, Altamonte Springs, Daytona Beach, Melbourne, Lakeland), South Florida (Miami, Fort Lauderdale, West Palm Beach, Boca Raton, Hollywood, Coral Gables, Naples, Fort Myers, Cape Coral), Tampa Bay and the Gulf Coast (Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton, Brandon), Northeast Florida (Jacksonville, St. Augustine, Orange Park, Gainesville, Ocala) and the Panhandle (Pensacola, Panama City, Tallahassee, Destin, Fort Walton Beach). Our only office is in Orlando, and every region is served from it.
+ Do you have offices in other cities?
No. There is one office, at 4720 Millenia Blvd, Suite 175, Orlando, FL 32839, and one phone number, (407) 557-4529. We list the cities we work in, not branches we operate, because claiming local offices we do not have would be misleading.
+ How do I know whether my roof needs repair or replacement?
Start with two facts: the permit date for the last full roof, and the condition of the underlayment. If the underlayment in the damaged area is sound, the repair is usually small. If it has failed across a slope, the repair keeps growing and replacement starts to make sense. Florida's 25% rule also matters: a roof built or replaced under the 2007 Florida Building Code or later can generally be repaired in sections even past 25% of its area.
+ Why does my tile roof leak when no tiles are broken?
Because the tile is not the waterproof layer. Wind-driven rain gets under the tile and reaches the underlayment beneath it, and on a roof from the 1980s or 1990s that membrane has often reached the end of its life. The leak appears on a ceiling while the tile field looks intact, which is why tile roofs have to be judged by the membrane rather than the surface.
+ Do I need a permit for roof work in Florida?
Roofing work is permitted by the local building department under the Florida Building Code, and which office that is depends on your address: a city address and an unincorporated county address can follow different processes. In Miami-Dade and Broward the High-Velocity Hurricane Zone chapter adds specific requirements. Temporary make-safe work is generally treated differently from a permanent repair, and the scope decides.
+ What does hurricane season mean for a Florida roof?
The Atlantic season runs from 1 June to 30 November, with the statistical peak from mid-August to late October. For a roof, that means the months when covering is most likely to be tested are also the months when repair work is hardest to schedule. Loose covering, lifted ridge pieces and open flashings are worth dealing with before the season rather than during it.
+ Will my insurance cover the work?
That depends on your policy and the cause, and only your insurer can answer it. What a roofing company can do is document: dated photographs, a written description of what failed, and a classification of what is storm damage against what is pre-existing wear. Florida requires notice of an initial or reopened claim within one year of the date of loss, and a supplemental claim within 18 months.
+ What should I have ready when I call?
The address, because it decides the permit office. The covering type, or a photograph of it from the ground. The age of the roof if you know it, and whether it has leaked before. If water is inside, say where it is showing and whether it is running or dripping. That is enough to plan the visit rather than improvise it.
+ How long does a roof last in Florida?
It depends on the covering, the underlayment and the exposure, and a single number does not fit. What can be said is that the underlayment usually decides the working life of a tile or shingle roof, and that coastal salt air shortens the life of fixings and metal components well before the covering itself looks worn.
+ What happens if I call after a storm?
Describe what you can see from the ground and photograph every elevation with the date visible before anything is moved. If rain is coming and there is an opening, a cover protects it while the permanent repair is arranged. The record made in the first days is the one that describes the roof as the storm left it, and that record is what any later conversation starts from.
+ Why do Florida roofs fail at wall junctions and valleys?
Because those are the two places water concentrates and wind gets behind. A valley carries the flow from two roof planes into one channel, so any lap or underlayment defect there is tested harder than the field. A wall junction is where the roof meets something that does not move the same way, and wind-driven rain is pushed directly at the flashing. On a Florida roof the first leak is more often at one of those two details than in the middle of a slope.
+ What is a roof inspection report and who is it for?
It is a written description of the roof as found: the covering and its condition, every detail, drainage, and the visible deck and ventilation, with dated photographs. It is written for whoever needs to make a decision, which is usually the homeowner, but it is also what an insurer or a buyer will ask for. It is not a certification of remaining life, and it should say so.
+ How do you handle a roof over a commercial or rental property?
The same way, with scheduling and access agreed in advance. Low-slope commercial roofs are assessed for seams, blisters, drainage and wet insulation before any repair is scoped, because on those roofs the drainage is half of the waterproofing. For rental properties, the written scope and the photographs also give the owner a record that does not depend on being on site.
+ What are the warning signs that a roof needs attention now?
Water on a ceiling, a stain that grows after rain, a ceiling that feels soft, granules collecting in gutters in quantity, tiles that have slipped or cracked, fasteners backing out of metal, ponding that lasts more than two days, and any covering that has lifted but not yet blown away. The last one is the most commonly missed, and it is the one that leaks next.
